Williams Named President of Crosland’s Contracting Division

Charlotte, N.C., Aug. 19, 2005 – Crosland Inc., one of the Southeast’s leading real estate companies, has named Denon Williams as president of the company’s contracting division. The division specializes in multi-family wood-frame construction. Currently vice president of construction in Crosland’s Raleigh office, Williams will relocate to Charlotte and will report to Todd Mansfield, Crosland’s CEO.

Williams has more than 25 years of contracting experience, mostly in multi-family development. Before joining Crosland, Williams was director of construction for Virginia-based HHHunt, where he launched and managed construction teams for that company’s assisted living and multi-family operations.

“Our contracting division is one of Crosland’s competitive advantages because it enables us to provide turn-key solutions and guarantee quality,” said Mansfield, noting that few of Crosland’s competitors have similar in-house resources. “Having construction capabilities within our organization produces a level of collaboration, agility and continual bottom-line awareness that is especially critical in mixed-use development, which is one of our strengths.”

Formally established in 1990, the contracting division is having one of the best years in its history, with more than $120 million in construction projects under contract. Approximately 40 percent of its business is in conjunction with Crosland’s other divisions, most often the apartments division. It also contracts with third parties such as owners, developers and general contractors.

Williams replaces Gregg Hendershot, who will return in September to Indianapolis and work for a local apartment development company. Both Hendershot and his wife, Angela, are from Indiana and wish to be closer to their families.

“The contracting division is having a banner year, with a very active pipeline of new projects that are about to commence,” said Williams. “The division tripled in revenue during the past five years and is in a healthy position to continue its regional expansion.”

Crosland’s contracting portfolio includes market-rate apartments, affordable housing, retirement centers and student housing, as well as single-family residential and light commercial. It is licensed in multiple Southeastern states and has 37 associates. The company is ranked 16th in size among contracting companies in Charlotte.

The division has shared in some of Crosland’s most notable success stories. The highest profile example is Birkdale Village, which included complex, customized residential apartments over retail and was named the nation’s best mixed-use development by the National Association of Homebuilders (NAHB). Crosland’s contracting division was responsible for the wood-frame residential construction at Birkdale. More recently, the division’s contributions to the Arbor Glen and Park at Oaklawn affordable housing communities earned recognition from the NAHB as well as the North Carolina Housing Finance Agency.

Among other projects, Williams has been heading construction for one of Crosland’s signature developments in the Triangle region: Oberlin Court, a mixed-use community offering luxury apartments, specialty shops and office space near the heart of downtown Raleigh. Williams will initially split time between Crosland’s Raleigh and Charlotte offices.

A graduate of the University of North Carolina at Chapel Hill, Williams began his construction career with Calibre Co., a multi-family construction company, then founded his own custom homebuilding company, which he ran for seven years. He built homes in Raleigh, Cary and the Wake Forest area, and was recognized by the Parade of Homes with both gold and silver awards for superior quality work.
