Crosland Plans to Develop 16-Story Mixed-Use Building in The Gulch

Nashville, TN, August 29, 2005 – Crosland announced plans today to develop a 16-story, mixed-use building in The Gulch at the southeast corner of 12th Avenue South and Division Street. Crosland, Inc., based in Charlotte, N.C., is one of the Southeast’s leading diversified real estate companies.

The project is Crosland’s first development in Nashville since the company acquired Nashville-based Armistead Barkley in May and established a Tennessee regional office headed by Bill Barkley, president, and Steve Armistead, senior vice president of Crosland’s Tennessee division. Barkley and Armistead were founding developers of The Gulch and are partners of Nashville Urban Ventures, the designated master developer of The Gulch $400 million urban redevelopment project.

The building will be the first fully integrated mixed-use project in The Gulch, according to Barkley, with space designed for retail, office and residential uses. “Mixed-use development is Crosland’s focus, and we’re very excited that the company’s first project in Nashville supports the objectives of The Gulch master plan and strong urban planning. With this project, The Gulch will become the type of neighborhood we originally envisioned, with people working, shopping and dining in the same community where they live.” Due to the integrated nature of the building, the parking for the project will serve multiple needs, providing shared parking for office workers during the day and retail and entertainment patrons in the evening.

Nashville architects Hastings Architecture Associates, LLC and Manuel Zeitlin Architects will design the building, which Barkley said will feature contemporary lines and complement other developments in The Gulch. “Our location at the gateway to The Gulch from the Music Row area calls out for an impressive design, “said Barkley. “This will be a striking building that Nashville can be proud of, and it will completely change the blighted landscape that currently exists in that block.”

According to Barkley, pending city approvals, the design will be finalized later this year and construction will begin in early 2006, with completion slated for the fall of 2007.
