1101 McGavock Building in The Gulch 95% Leased

Nashville, TN, September 16, 2005 – The 1101 McGavock Building in The Gulch is 95% leased with the addition of three new tenants – the new Radius10 restaurant, the Burgundy Group Advertising and Outdoor Central – announced Crosland, which handles the leasing and management of the building.

The building is owned by a group of Nashville investors, McGavock Group Partners LLC, which includes Bill Barkley, president of Crosland’s Tennessee division, and Steve Armistead, senior vice president. Barkley and Armistead were founding developers of The Gulch and are partners of Nashville Urban Ventures, the designated master developer of The Gulch $400 million urban redevelopment project.

Located in the heart of The Gulch, next to the Braid Electric Building, the 1101 McGavock Building is a 4-story, 52,000 square foot structure built in the 1920s. The structure was renovated and expanded in 2001 and Crosland currently is leading a $2.5 million renovation designed by Manuel Zeitlin Architects. The renovation includes new window, lighting, paint and landscape packages, as well as the addition of outdoor terraces. “We’re adding floor to ceiling windows on the south side of the building where none previously existed,” said Barkley. “These improvements will enhance the exterior appearance of the building as well as add more light to the interior spaces.”

New tenants at 1101 McGavock have filled almost 18,000 square feet and include:

·       Radius10, a new, upscale restaurant that will serve contemporary American dishes. The restaurant is owned by Jason Brumm, a veteran chef of two upscale restaurants near Seaside, Fla.  Construction to build out the 6,000 square-foot, street-level space begins this month and is slated for completion in November.

·       Burgundy Group Advertising, a 30-person, full-service ad agency relocating September 30 from Woodmont Centre in Belle Meade. The 24-year-old firm has been located in the Belle Meade area for 18 years and is taking 8,000 square feet on the second floor of the building.

·       Outdoor Central, which designs, develops, maintains and supports web-based permitting systems for state wildlife and parks agencies. Outdoor Central moved May 1 into 5,000 square feet on the second floor of the building.    


The three new tenants join Education Networks of America (ENA), a network management solutions provider serving school systems and governmental agencies, which occupies 30,000 square feet on the third and fourth floors of the building.

According to Armistead, about 3,000 square feet of leaseable space remains in the building. “We’ve decided to keep that as future expansion space for the current tenants,” he said. “The 1101 Building is another prime example of the mixed-use space that is in demand in The Gulch,” said Armistead.

“We’ve experienced a great deal of interest from companies about this space, which illustrates the growing appeal of this area. And, we are especially excited to welcome a new chef-owned restaurant to Nashville. Jason is one of the most talented young chefs from the Seaside area of Florida, and it’s a real coup to have a chef of this caliber decide to choose The Gulch for his restaurant.” Manuel Zeitlin Architects is the architect for the interior of the Radius10 space, and CKE Design in Nashville provided the bathroom design concepts.

“I’ve watched Barkley and Armistead develop other projects in The Gulch and wanted to work with them to locate and build out my new restaurant,” said Brumm. “The 1101 Building is a great location for an upscale, urban restaurant and the onsite parking is a big advantage.”

According to Brumm, the design of the dinner-only restaurant focuses on the views of The Gulch, Union Station and downtown Nashville. “Manuel Zeitlin is creating a glass-walled dining room to take advantage of the cityscape from our dining room and terrace,” said Brumm. “The final look will be one that is modern, industrial and minimalist – a true urban dining experience.” Beginning in October, Brumm will post a weekly update on construction progress and the developing menu plans at www.radius10.com.

Barkley and Armistead founded the Nashville development firm of Armistead Barkley Inc. in 1993 and developed the concept for The Gulch. Armistead Barkley was acquired in May, 2005, by Crosland, Inc. Crosland’s Tennessee division focuses on mixed-use development opportunities in the Tennessee area, with a current focus on Middle Tennessee.
