|  | ![]() | Crosland Unveils Plans for “Terrazzo” at 12th & Division Nashville, Tenn., December 1, 2005 – Crosland today announced the name and design for its 14-story, mixed-use development located at the southeast corner of 12th Avenue South and Division Street in the Gulch. “Terrazzo” will feature a contemporary design with abundant glass, accentuated by terraces on each of the 14 floors. According to Bill Barkley, president of Crosland’s Tennessee Division, the name Terrazzo speaks to the design and planned surfaces for the building. “Terrazzo is the Italian word for terraces, which play a prominent role in the exterior design of the building,” said Barkley. “The name also speaks to the mid-century modern influences such as terrazzo flooring and wall material planned for portions of the interior.”
The first four floors of the approximately 260,000 square-foot building will include 20,000 square feet of retail space and 70,000 square feet of office space, topped by 10 floors of residential units. Flexible office floorplates will be available up to 26,000 square feet, and 22-foot tall glass openings at the ground floor retail level will provide high visibility from the street for retail and restaurant tenants. Condominium flats and two-story units will be offered in one-, two- and three-bedroom floor plans. Four floors of secured parking will serve residents, office and retail tenants, and guests.
Architects for the building are Hastings Architecture Associates and Manuel Zeitlin Architects. Terrazzo will be a LEED Registered or “green” building, which means that it will be energy efficient, provide abundant natural light, and use many renewable materials. The development is slated to break ground in spring 2006, with completion scheduled for fall 2007.
“Our goal is to build a ‘neighborhood’ that is environmentally sensitive and combines upscale condominium living with the convenience of shops, restaurants and offices,” said Barkley. “We’re including planted terraces, natural finishes, operable windows and a public plaza to create a sophisticated, contemporary environment designed for today’s urban lifestyle.”
Barkley said the condominiums will be priced from the mid $200,000s and include upscale, contemporary finishes that appeal to urban residents. All residences will feature at least 12-foot ceilings, expansive glass and large terraces; and they will be pre-wired for Ethernet, cable, telephone and sound system. Community amenities include a 24-hour concierge, fitness center and rooftop pool, controlled-access parking and storage, and a club room and rooftop entertainment area.
Shirley Zeitlin & Company Realtors is representing the sale of the residential units, and a sales office will open early next year. A priority buyers list for Terrazzo condominiums has been established on the community’s web site at terrazzonashville.com.
