 Longleaf
Crosland is developing Neighborhoods 3 & 4 at Longleaf to bring 600 new homes to the area located on SR 54 in Pasco County, Florida. Plans for Neighborhood 3 include nearly 200 single-family homes and some townhomes. Home sales began in December 2005, and range from the low $200,000s for townhomes to more than $500,000 for single family homes. Varela
Varela is a proposed mixed-use development consisting of 350 luxury apartments and 12,000 sf of retail located within the heart of Tampa’s Westshore district. Situated just ½ mile from International Mall, the project will be minutes away from Tampa's finest shopping and dining. Tampa International Airport and I-275 are under 1 mile from the property.
The proposed 5-story building will have attached structured parking and on-site amenities including a resort-style pool, business center, state-of-the-art fitness facility and private courtyards. North Point Village
Located in North Jacksonville, Florida, this future neighborhood shopping center claims the most visible and accessible “going-home” corner in this booming submarket. The surrounding residential growth on Yellow Bluff and New Berlin Roads is tremendous, with 1,700 new home closings in the 3-mile trade area during 2003 and 2004. Moreover, the current homebuilding pace is poised to add 2,500 more homes by 2007. North Jacksonville is exploding, and North Point Village is positioned in the center of neighborhood retail activity. MiraBay Village
Crosland is developing a 31-acre village center at the perimeter of MiraBay, the 750-acre waterfront community in Apollo Beach just outside of Tampa, Florida where new homes are priced from the mid-$300s to more than $5 million. Anchored by a 50,000 square foot supermarket, the site will include 175,000 square feet of specialty shops, restaurants, and office space in addition to 80 townhomes. Oak Creek
Oak Creek, a residential community in Wesley Chapel of 550 single-family homes is being developed through a partnership with local developer Mark Maconi on 200 acres in Pasco County, just north of Tampa. Oak Creek will contain 550 single family home sites and with a major landscaped entry on Handcart Road, just north of the existing intersection with Eiland Blvd. In the future, the project will also have access to the new Zephyrhills bypass which is being engineered and constructed by Pasco County.
The site contains several natural environmental features and creeks which are being preserved in the development plan. Included in the community will be a five acre recreation center including a swim club, playgroun d and picnic area. The development plan was created to maximize the number of lots that will front on preserve and water features in keeping with the theme for the project.
Three builders have been select for the project and they include Suarez Housing, Inland Homes and Cardel Master Builders. The first phase was completed at the end of 2005 and includes 242 home sites. All of the 550 lots for the comprising the entire project are under contract to the three builders. The second phase is anticipated to be available by the end of 2006. Old Pasco Road & State Road 52
This future shopping center is conveniently located at the Southeastern corner of State Road 52 and Old Pasco Road, just ½ mile West of I-75 in central Pasco County, Florida. Visibility is excellent, with 1,200 feet of frontage and 14,000 cars per day on State Road 52.
