Crosland’s Terrazzo Becomes Downtown Nashville’s First LEED Certified High-Rise

Mixed-use Tower Receives LEED Silver Certification From U.S. Green Building Council

Nashville, Tenn. (Sept. 23, 2009) –Terrazzo, the 14-story, $68 million mixed-use condominium, office and retail development in The Gulch, was awarded Silver certification in the Leadership in Energy and Environmental Design (LEED) program by the U.S. Green Building Council (USGBC). Achieving the certification makes Terrazzo the first LEED certified high-rise in downtown Nashville, as well as the largest LEED certified mixed-use residential high-rise in the Southeast.

Crosland began the LEED certification process for Terrazzo in 2007, when the project became pre-certified through the USGBC’s core and shell pilot program during the early stages of development. Terrazzo was also the first pre-certified LEED mixed-use residential high-rise in the Southeast. LEED certification provides independent, third-party verification that a building meets stringent green-building and performance measures. LEED certified projects are internationally recognized for being environmentally responsible and healthy places to live and work.

“Through this rigorous certification process, Crosland has set a new standard for sustainable living and work environments in Nashville,” said Bill Barkley, president of Crosland’s Tennessee division. “As Crosland’s first LEED certified project, Terrazzo has also set a new standard for all of the company’s future developments.”

Terrazzo incorporates a high level of regional and renewable materials, and its floor-to-ceiling glass provides abundant natural light. Terrazzo’s other eco-friendly benefits include reduced water and energy consumption, better indoor air quality, and reduced ozone pollution and heat-island effect.

The following features of Terrazzo contributed to its LEED certification:

  • Expansive areas of glass provide occupants with abundant natural daylight, and the open floorplans allow light deep into the interior spaces.
  • The building’s materials are comprised of considerable recycled content.
  • Bamboo floors are rapidly renewable and therefore highly sustainable.
  • The use of local materials reduced negative environmental effects of transportation; 24 percent of materials were manufactured or extracted within 500 miles of the site.
  • Recycling stations are located on each floor.
  • Energy Star appliances reduce the homeowner’s energy consumption and energy bills.
  • Low-VOC paints, carpets, adhesives and sealants were used, and non-toxic cleaning products are used in the common areas, contributing to superior indoor air quality.
  • Green roofs, combined with white roof materials, help keep the building cool while reducing the urban heat-island effect and stormwater run-off from the site.
  • Terrazzo’s landscape irrigation and plant selections reduce potable water consumption by at least 50 percent from industry norms.
  • Special parking is provided for bicycles and low-emitting and fuel efficient vehicles.
  • The building’s urban location and its proximity to public transportation connects residents and tenants to the community, reducing the impact of urban sprawl.

Crosland’s development team for Terrazzo included architects Hastings Architecture Associates and Manuel Zeitlin Architects, contractor The Parent Company, landscape architect Hawkins Partners, and civil engineer SSR.

Terrazzo is a 300,000 square-foot, $68 million, 14-story mixed-use development, with four floors of retail and office space topped by 10 floors with 117 high-end condominiums. It is the first fully integrated mixed-use project in The Gulch and downtown Nashville’s first LEED certified high-rise. Terrazzo is located at 700 12th Avenue South, at the corner of 12th Avenue South and Division Street, at the southern gateway to The Gulch. Construction of the building began in 2007 and was completed in early 2009.
