Crosland is unusual in that all the professionals needed to collaborate on complex mixed-use development projects are under one roof. Crosland is able to concentrate on total project execution instead of having to establish unnecessary third-party agreements that do not always align interests. We approach every decision by asking what enhances the entire project, not what is good for one asset class at the expense of another. Without separate owners and developers pursuing their own agendas, we are better able to deliver an integrated, cohesive project. Due to our single developer profile, we are able to reach compromises more easily on such issues as floor plates for retail and residential uses. Our full-time Mixed-and Multi-Use Project Executive, Chris Squier, keeps production schedules moving, satisfies tenant and resident needs and contributes to successful pro forma performance while Steve Mauldin, Senior Vice President of Mixed-Use Development sources new complex infill, transit-oriented and mixed-use developments. We also work hand-in-hand with the local municipalities and area residents to create a place that provides a public benefit not only to its residents but also to the larger community. Crosland has experience in both historic reuse or infill urban redevelopment as well as establishing new mixed- or multi-use town centers in suburban locations. One such signature development is Birkdale Village, an innovative, 52-acre, mixed-use development located in Huntersville, North Carolina. The project combines around 285,000 square feet of upscale retail and office space with 320 deluxe, urban-style apartment homes, many of which are built above retail shops and overlook the communities main street. Our Retail, Apartments, Office & Industrial and Contracting divisions worked together to deliver an environment that is unique in the Charlotte region. Birkdale Village was recognized by the NAHB Multifamily Pillars of the Industry Award as the Best Mixed Use Development in 2003 and won an ICSC Design & Development Award for Innovative Design. It was also featured as a Urban Land Institute development case study and was a finalist in ULI's Awards for Excellence.  Oberlin Court is an upscale infill project located “inside the beltway ” of Raleigh, North Carolina. At the completion of Phase II, the property will have 370 apartments and 30,000 SF of first floor retail shops and offices. Another Crosland multi-use project is Whitehall, located in southwest Charlotte. It is a 680-acre multi-use development that transformed the area with a technology park, corporate offices, a shopping center, residences, two hotel sites, and appealing green spaces with several lakes.
Crosland’s ability to utilize all of its internal resources has made a significant difference in the Blakeney development process. By uniting the Land Development, Retail, Apartments, and Office divisions as a development team, distinct advantages were realized. As a result of this synergy, Crosland is able to deliver the residential, retail and office segments of Blakeney in a manner reflecting a cohesive look and feel. Blakeney Greens, a neighborhood developed by the Land Development division combines the best elements of traditional neighborhood and contemporary design. Forty-five acres in Blakeney are protected as preserved greenway and wetlands which reflects Crosland’s ongoing practice of environmental stewardship. The retail center is anchored by Harris Teeter, Banana Republic and Target and the Professional Center is bustling with small professional service and medical tenants.
Varela is a proposed mixed-use development consisting of 350 luxury apartments and 12,000sf of retail located within the heart of Tampa’s Westshore district. Situated just ½ mile from International Mall, the project will be minutes away from Tampa's finest shopping and dining. Tampa International Airport and I-275 are under 1 mile from the property.
The proposed 5-story building will have attached structured parking and on-site amenities including a resort-style pool, business center, state-of-the-art fitness facility and private courtyards. A variety of unit types will be offered including top floor lofts over the retail space. All of the apartment homes will have hardwood and tile flooring, granite kitchen countertops and stainless steel appliances. Construction is set to begin the first quarter of 2008.  Tranquil Court on Selwyn is the four-story residential component of a larger mixed-use development, which will be comprised of two buildings on a 2.73-acre site at Selwyn and Tranquil avenues.The residences will feature studio, one- and two-bedroom homes ranging from 562 to 1,419 square feet.The building is architecturally inspired by brownstone residences in historic districts such as Boston and Georgetown and will feature a rich palette of exterior materials consistent with the Myers Park aesthetic. A five-story commercial building adjacent to the residences will include three floors of class-A office space for small- and medium-sized businesses above two floors of retail tenants, totaling approximately 62,000 square feet.Pedestrian-level retail is expected to feature boutique shops and dining offerings, including a potential coffee shop or wine bar.The second level will feature service-oriented retail.
